1860 Bayview Avenue Development -- UPDATE

A message from the Broadway Residents Working Group

Dear Residents!

It has been a while since we last sent out an update on the 1860 Bayview Ave development application since there hasn't been a lot of activity. However, this case is starting to heat up again so here is a summary of the latest developments since the application for a minor variance was rejected by the Committee of Adjustment on July 6, 2010.

1) The applicant did appeal the decision by the Committee of Adjustment to the OMB (Ontario Municipal Board). No date for the OMB hearing has yet been set.

2) On September 10 the developer filed a re-zoning application with the city. The application is essentially for the very same retail complex proposed under the minor variance application. However, the re-zoning process requires more studies to be done and the city staff will schedule a meeting where all residents will have a chance to comment on the proposed development. We expect that this meeting will be scheduled in January. Stay tuned for updates. The city is required to make a decision on the application within 180 days which means by early March 2011. Should the city turn down the application again the developer will have the option to appeal to the OMB.

3) You have undoubtedly noticed that demolition of the former dealership buildings is taking place. The developer has obtained a permit to take down the old building for now, however, this does not mean that the developer has approval to move forward with the planned retail complex.

4) Congratulations to Councilor Jaye Robinson who has been sworn in as the new councilor for Ward 25, Don Valley West. She has previously voiced her concern about the proposed development and we are looking forward to working with her. We hope to meet with her shortly to discuss the re-zoning application that is now in front of the city.

We will continue to need your support to fight this application. Thank you to the many residents who have already donated money for the cause. The funds has been deposited in our bank account so that they are available once we need to engage professional help to fight the application. We will let you know as soon as we know the date for public re-zoning meeting.

Sorting out HST misconceptions

November 19, 2010 -- Even though consumers have been dealing with the HST since July 1st, it appears there is still confusion about its applicability to housing.  When it comes to housing, there is good news and bad news about the HST. The good news is that if you are buying a re-sale home, you will NOT pay HST on the purchase price of the home. On the other hand, if you are buying a newly constructed home, HST will apply.

This is a reminder that the LMCG Arena Board and Expansion Committee will hold a public meeting tomorrow evening, Tuesday, November 30th at 7:00 p.m. in the William Lea Room at the arena. The architects designing the project and city officials will also be in attendance. All arena users and interested members of the community are invited to hear about the latest developments on the project, to view drawings of the proposed facility, and discuss anticipated next steps on fundraising, approvals and timelines. A flyer with meeting details is attached.

October Price Growth Reflects Healthy Housing Market Conditions

TORONTO, November 3, 2010 -- Greater Toronto REALTORS® reported 6,681 sales through the Multiple Listing Service® (MLS®) in October 2010. This represented a 21 per cent decrease compared to the 8,476 sales recorded in October 2009. Through the first ten months of the year, sales amounted to 75,582 – up one per cent compared to the January through October period in 2009.

"The annual change in sales and average selling prices has been quite uniform across the GTA and by property type as the market has balanced out from record levels of sales in the second half of 2009 and first few months of 2010," said Toronto Real Estate Board (TREB) President Bill Johnston.

About "Davisville Village" Resident, Richard Malik:

Richard was born in Burlington Ontario in October of 1973. Shortly after turning four years old Richard received a diagnosis of autism. During his early years Richard was the recipient of enriched programming from many different sources. These interventions greatly enhanced the development of both his verbal communicatioin and social skills.

Initially Richard took instruction in art with a group under the tutelage of Isabel Page. Later he took private lessons with her. For several years before Christmas with Isabel's guidance Richard would produce many personal hand-painted cards which he delighted in sending to family and friends.

In January, Emmy's leukemia returned for the third time. Emmy is working intensively at Lyndhurst as an inpatient to regain her strength through rehabilitation. She continues on chemotherapy. Blood products have been significant in her recovery.

TREB Housing Market Charts for September 2010

GTA Housing Market Conditions Remain Healthy in September

TORONTO, October 5, 2010 -- Greater Toronto REALTORS® reported 6,310 sales through the Multiple Listing Service® (MLS®) in September 2010. This represented a 23 per cent decrease compared to the 8,196 sales recorded during the same period in 2009. Through the first nine months of the year, sales amounted to 69,069 – up four per cent compared to the first three quarters of 2009.

"The level of sales in the second half of 2010 has been lower, representing a balancing out period following record levels of sales in the latter half of 2009 and first few months of 2010. We remain on track for one of the best years in history for existing home transactions in the GTA," said Toronto Real Estate Board President Bill Johnston.

GTA REALTORS® Report Mid-Month Resale Housing Figures

Greater Toronto REALTORS® reported 2,623 sales through the Multiple Listing Service® (MLS®) during the first two weeks of September 2010. This represented a 22 per cent decrease compared to the 3,361 sales recorded during the same period in 2009. August Sales and New Listings Down, Prices Up

TORONTO, September 3, 2010 -- Greater Toronto REALTORS® reported 6,232 sales through the Multiple Listing Service® (MLS®) in August 2010. This represented a 22 per cent decrease compared to the 8,035 sales recorded during the same period in 2009. New listings decreased by one per cent year-over-year to 10,488.

"The prospect of interest rate hikes and new mortgage lending rules prompted some households to purchase a home sooner than they otherwise would have this year. The result has been a larger than normal dip in sales over the summer months. With this said, it is important to recognize that sales on the year were eight per cent higher than in 2009," said Toronto Real Estate Board President Bill Johnston.

GTA REALTORS® Report Monthly Resale Housing Figures

TORONTO, Thursday, August 5, 2010 --
Greater Toronto REALTORS® reported 6,564 sales in July – a 34 per cent dip from the record 9,967 sales reported in July 2009.  New listings, at 10,825, dropped to the lowest level for the month of July since 2002.

Eglinton Crosstown LRT - UPDATE

Underground Tunnel Soil Testing - Phase One

As part of the Transit City plan, the Eglinton Crosstown Light Rail Transit (LRT) line is one of the most significant transit improvements in Toronto in decades. In the central part of Eglinton the route will run underground between Keele Street and Laird Avenue (see diagram). Upcoming work on underground station locations is an important first step in the construction process.

As of July 1st, the new Harmonized Sales Tax (HST) will be in effect and Ontario consumers will be hardpressed to avoid this so called “tax on everything”. While that less than flattering nick name for the HST may be pretty close to the truth, it’s not completely accurate, especially when it comes to real estate, where the HST applies differently depending on the type of real estate, whether it is re-sale housing, newly constructed housing, or business properties. TORONTO, JULY 6, 2010 ‐ Greater Toronto REALTORS® reported 8,442 sales through the Multiple Listing Service® (MLS®) in June.  This represented a 23 per cent decrease compared to the record 10,955 sales reported in June 2009. Sales for the second quarter of 2010 amounted to 28,810 – up one per cent annually. The proposed re-development of the Brennan Pontiac dealership site promises significant massing and profound traffic, parking, pedestrian and road safety issues for residents.

The developer is intent on building retail facilities three times as large as the Metro store three blocks south.

A retail outlet in excess of 75,000 sq ft plus loading areas and 2 levels of underground parking would bring dramatic changes in car and truck volumes for Bayview, Broadway and surrounding streets.

New Website -- www.southbayview.ca

“To BIA or not to BIA?” was the headline in the Town Crier article dated March 15th, 2010, written by Joshua Freeman. We can only guess that Councillor John Parker’s office may have caught wind of the BIA discussions on Bayview & decided to host an “information session” on the subject.

On Thursday, June 17th, 2010 we attended this meeting along with just over a dozen other Bayview Merchants and a couple area Residents.

We must admit that we are fundamentally opposed to the City’s current BIA legislation. BIA’s can do good things – but we feel that the process by which it is incepted is blatantly un-democratic, and many of the By-laws simply unjust. (If you want to know more on that topic... please email us!)

We were unaware that our gorgeous shopping area had so many critics! Some were disappointed in the way some of the City’s tree/flower boxes were being maintained while others expressed envy for other BIA’s that enjoy the benefits of Websites & other marketing tools.

Instead of uniting us as a group, the “information session” ended with rather heated debate and a very divisive aftertaste.

Taking matters into our own hands, we have spearheaded a movement to try to create some togetherness & motivate other Merchants!

Susan & Sarah Byford spent the afternoon of Saturday, June 19th shopping for flowers at Garden Court Nursery at Bayview & Davisville, weeded the tree containers that had not yet been taken care of between Millwood & Belsize & then proceeded to fill the empty boxes with beautiful flowers.

We are also proud to announce the launch of www.southbayview.ca! Susan has organized a Blog to be run by the South Bayview Merchants themselves, so that they can announce upcoming Special Events, Sales & Promotions to the online community at large. There is also a corresponding Facebook Page where the general public can join in the action.

Some more good news -- we learned that John Parker’s office has been pressuring Toronto Hydro to replace the sidewalks on the East side of Bayview to improve the patchwork-quilt style of sidewalk that the Hydro repairs have created. With any luck John will also convince them to remove the above mentioned flower boxes in favour of trees being planted directly in the ground where they belong. :-) Kudos to John for this!

The Fate of Postal Station R (2 Laird Drive)

Dear Leaside Resident

We have very recently heard that the Postal Station R at 2 Laird Drive may be closing. Canada Post has recently posted a notice in the Post Office that states that they are *considering closing* the Station. However it would appear that plans are in place to close the station and we need to hear from you with your comments and concerns. Click here to view a copy of the notice (pdf file).

We believe that the closing would have significant negative implications particularly for the businesses in the area. But we (and the Canada Post) need to hear from you.

In Honour of Emmy

Be part of Northlea Community's 15th Blood Donor Clinic/OneMatch Stem Cell Donor Registration

In November of 2002, two Leaside area students were diagnosed with leukemia in the same week. They required blood transfusions to save their lives and help them fight the disease. The Leaside community began running blood donor clinics twice a year to support them in their battle.

This January, Emmy's leukemia returned for the third time. With the initial treatment begun, she experienced some challenging setbacks and has required a number of unexpected treatments. In and out of ICU, blood products have been significant in her recovery.

This clinic will be In Honour of Emmy.

More than ever, Emmy needs our support and encouragement. Your presence and donation at the clinic will give her that, and save lives at the same time. There will also be a OneMatch registration for those 17 - 50 years who want to be considered for stem cell donation to someone.
