The site is located at the nothwest corner of Bayview and Broadway Avenues and was previously the site of an automobile dealership and service shops.

The site has a frontage along Broadway Avenue, and is bounded by Rappert Avenue on the west, Mount Hope Cemetery on the north, and Bayview Avenue on the east.

The applicant proposes to redevelop the property at 1860 Bayview Avenue with  a 2 storey (16.45 metre) retail commercial building with 214 parking spaces of which 13 are at grade and the remainder within two levels of below grade parking. The proposal would have a total gross floor area of 7,090 m2, a lot coverage of 88% and a Floor Space Index (FSI) of 1.4.

Two-way access and egress for the parking and three loading spaces is proposed from both Bayview and Broadway Avenues.

Purpose of the Meeting
The meeting will provide an opportunity for the community to have input on this project, view the plans and ask questions.

The average sale price in Toronto was a record breaking $58,205!  And the interest rates on mortgages had DROPPED to 10.5%!

1860 Bayview Public Meeting on April 7

A Message from the Broadway Residents Working Group:

Dear Residents!

We have received early notice of the upcoming Community Consultation Meeting on April 7 regarding the 1860 Bayview Avenue proposed development. The purpose of this meeting is for "the community to have input on this project, view the plans and ask questions", so we recommend that you plan to attend this meeting. This is your change to be heard! Please see the attached letter which will be mailed to the residents in the immediate area around the lot.

In the attached letter (click here to view .pdf) you will find a link to a Preliminary Report prepared by the city staff. In this report the city staff essentially recommended that a community consultation is held and that notice is given to land owners within 120 meters of the site. This "recommendation" was approved by the city council back in January as described in the following article in the North Toronto Post that many of you may have seen:

This recommendation of the Preliminary Report has been the cause of some confusion. However, this is simply a recommendation to move forward with processing of the application including the community meeting. A final report is not expected from the city staff until the third quarter of 2011. The developer does not have approval to start the construction since the proposed development does not fit within the current zoning bylaws.

It is therefore very important that the residents make themselves heard in this process. Please plan to attend the meeting on April 7 where Councillor Jaye Robinson will be attending with the city staff.

TREB Housing Market Charts for February 2011

Average Selling Price Up in February

TORONTO, March 3, 2011 -- Greater Toronto REALTORS® reported 6,266 transactions through the TorontoMLS® system in February 2011. This result was 14 per cent lower than the record sales reported in February 2010.

While not representing a record, February 2011 sales were 50 per cent higher than the number reported in February 2009 during the recession and slightly higher than the average February sales over the previous ten years.

"Continued improvement in the GTA economy, including growth in jobs and incomes and a declining unemployment rate, has kept the demand for ownership housing strong," said Toronto Real Estate Board (TREB) President Bill Johnston.
