GTA REALTORS® RELEASE MID-MONTH RESALE FIGURES

TORONTO, December 18, 2012 - Greater Toronto Area REALTORS® reported 2,169 transactions through the TorontoMLS system during the first 14 days of December 2012. This number of sales was down by 16 per cent in comparison to the same period in December 2011.

"Stricter mortgage lending guidelines, including a reduced maximum amortization period and a one million dollar purchase price ceiling for government-backed insured mortgages, appear to have had the effect desired by Finance Minister Jim Flaherty. Some home buyers have put their home purchase decision on hold," said Toronto Real Estate Board (TREB) President Ann Hannah.

"In the City of Toronto, sales declines have been more pronounced as the effect of stricter mortgage lending guidelines has been compounded by the City's additional upfront Land Transfer Tax," added Hannah.

The average selling price in the first two weeks of December was $471,862, representing a three per cent annual rate of price growth.

"Even with the dip in sales since the spring, tight market conditions in the low-rise segment of the market have driven year-over-year average price growth," said Jason Mercer, TREB's Senior Manager of Market Analysis.

"While the average price for detached homes in the City of Toronto was down for the first two weeks of December compared to last year, this dip was due to a different mix of homes sold this year compared to last. There were fewer high-end detached homes sold compared to last year," continued Mercer.

DIY Home Staging!

Sales Dip in November while Selling Prices Increase

TORONTO, December 5, 2012 -- Greater Toronto Area REALTORS® reported 5,793 sales in November 2012 - down by 16 per cent compared to November 2011. "Transactions have been down on a year-over-year basis since June, after being up substantially in the last half of 2011 and the first half of 2012. Some buyers pulled forward their decision to purchase, which has impacted sales levels in the second half of 2012," said Toronto Real Estate Board (TREB) President Ann Hannah.

"Stricter mortgage lending guidelines, including a reduced maximum amortization period and a purchase price ceiling of one-million dollars for government insured mortgages, have prompted some buyers to move to the sidelines. This situation has been exacerbated in the City of Toronto because the additional upfront Land Transfer Tax takes money away from buyers that otherwise could be used for a larger down payment," continued Hannah.

The average selling price was up by 1.6 per cent annually to $485,328. The MLS® Home Price Index (MLS® HPI) Composite Benchmark was up by 4.6 per cent compared to last year.

"The moderate annual rate of price growth compared to previous months was largely due to a different mix in detached home sales this year compared to last, particularly in the City of Toronto. The share of detached homes that sold for over one-million dollars was down substantially, which influenced the overall average price," said Jason Mercer, TREB's Senior Manager of Market Analysis.

"The MLS® HPI detached benchmark price, which tracks the price for a home with the same attributes over time, was up by almost six per cent in Toronto, suggesting that market conditions for low-rise homes remain quite tight despite a changing mix of sales," added Mercer.

Tips For Tackling Your Tax Assessment

Many of you have already received that precious envelope from MPAC in the mail this week.  Inside is your 2012 Property Tax Assessment Notice.

Do you think your new assessment is wrong?


Don't worry! There are steps you can take to try to get it reduced!

Here are some tips for tackling your Tax Assessment:

You can log onto www.aboutmyproperty.ca using your Roll number and access key (on your Notice). Using this website, we suggest that you:
  • Confirm that MPAC has correct information on file about your property. Double check lot dimensions, number of bathrooms, square footage, etc, etc., etc. 
  • Look at the homes that MPAC has compared your home to in the process of determining value. Are these homes similar to yours? Have they sold recently? Are the sale prices correct?
  • Look for the assessments of other homes you feel ARE similar to yours (in your immediate neighbourhood). How do their assessments compare to yours?

FILE A REQUEST FOR RECONSIDERATION (RfR)! (The deadline to file a RfR with MPAC is April 1, 2013) Be sure to include any supporting documents or photos that could help your case.

Other tips:
  • If your house is “one of a kind”, make sure you include photos with your RfR and a summary of why your home is so unique. You may request that an Assessor visit your home to discuss your Assessment.
  • If you fail to come to an agreement with MPAC, you will be given the opportunity to file an Appeal with the Assessment Review Board (ARB). (If possible, try to settle on an amount with an MPAC Assessor; preparing for a Hearing can be very time consuming!)

TREB Housing Market Charts - October 2012

Average Price Up in October, Despite Fewer Sales

TORONTO, November 3, 2012 – Greater Toronto Area REALTORS® reported 6,896 transactions through the TorontoMLS system in October 2012 – a decrease of 7.1 per cent compared to October 2011. There were two more business days in October 2012 versus October 2011. On a per business day basis, transactions were down by 15.6 per cent.*

“Sales have decreased in the second half of this year compared to 2011, especially since the onset of stricter mortgage lending guidelines at the beginning of July. The prospect of higher monthly mortgage payments due to the reduced maximum amortization period has prompted some households to delay their home purchase,” said Toronto Real Estate Board (TREB) President Ann Hannah.

The average selling price for October transactions was $503,479 – up 6.2 per cent compared to October 2011. The MLS® Home Price Index composite benchmark price, which allows for an apples-to-apples comparison in terms of home attributes, was up by 5.1 per cent.

“We continue to see price increases well above the rate of inflation. Active listings have remained low from a historic perspective, so substantial competition between buyers still exists, especially for low-rise homes,” said Jason Mercer, TREB’s Senior Manager of Market Analysis. “It should be noted, however, that the annual rate of price increase has been edging lower over the past few months as the market has gradually become better supplied,” continued Mercer.

*NOTE: The majority of transactions are entered into the TorontoMLS system on business days. There was a mismatch of two business days in September and October of 2012 compared to the same months last year. This is why sales on a per business day basis were noted in releases dealing with these months. The business day anomaly between the two months has now balanced out.

During his early years Richard was the recipient of enriched programming from many different sources. Initially Richard took instruction in art with a group under the tutelage of Isabel Page. Later he took private lessons with her. For several years before Christmas with Isabel's guidance Richard would produce many personal hand-painted cards which he delighted in sending to family and friends.

Strong Average Price Growth in September

TORONTO, October 3, 2012 – Greater Toronto Area (GTA) REALTORS® reported 5,879 transactions through the TorontoMLS system in September 2012. The average selling price for these transactions was $503,662, representing an increase of more than 8.5 per cent compared to last year.

The number of transactions was down by 21 per cent in comparison to September 2011. However, it is important to note that there were two fewer working days in September 2012 compared to September 2011. The majority of transactions are entered on working days. On a per working day basis, sales were down by 12.5 per cent year-over-year.

“While sales have been lower due to stricter mortgage lending guidelines, we continue to see substantial competition between buyers. The months of inventory trend remains low from a historic perspective, which explains the strong price increases we are experiencing,” said Toronto Real Estate Board President Ann Hannah.

September average selling prices were up compared to last year for all major home types. Price growth was strongest in the City of Toronto, including condominium apartments with eight per cent year-over-year growth. All benchmark home types included in the MLS® Home Price Index (MLS® HPI) experienced year-over-year price increases, with substantially stronger increases for low-rise home types.

“Barring a major change to the consensus economic outlook, home price growth is expected to continue through 2013. Based on inventory levels, price growth will be strongest for low-rise home types, including single-detached and semi-detached houses and town homes,” said TREB’s Senior Manager of Market Analysis, Jason Mercer.

Low-Rise Home Sales Drive August Price Growth

TORONTO, September 6, 2012 -- Greater Toronto Area (GTA) REALTORS® reported 6,418 sales through the TorontoMLS system in August 2012, representing a year-over-decline of almost 12.5 per cent compared to 7,330 sales reported in August 2011. The number of new listings reported in August was down by 5.5 per cent compared to the same period in 2011.

"Residential transactions were down in August compared to last year. Stricter mortgage lending guidelines, which came into effect in July, arguably played a role. In the City of Toronto, the additional impact of relatively higher home prices coupled with the upfront cost associated with the City's Land Transfer Tax led to a stronger annual decline in sales compared to the rest of the GTA," said Toronto Real Estate Board (TREB) President Ann Hannah.

The average selling price for August 2012 transactions was $479,095 - up by almost 6.5 per cent compared to August 2011. The annual rate of price growth was driven by the low-rise home segment in the City of Toronto, including single-detached homes with an average annual price increase of 15 per cent. The MLS® Home Price Index (MLS® HPI)* composite index, which allows for an apples-to-apples comparison of benchmark home prices from one year to the next, was up by 6.3 per cent year-over-year.

"While sales were down year-over-year in the GTA, so too were new listings. As a result, market conditions remained quite tight with substantial competition between buyers in the low-rise market segment," said Jason Mercer, TREB's Senior Manager of Market Analysis. "The trends for sales and new listings are moving somewhat in synch, suggesting that the relationship between sales and listings will continue to promote price growth moving forward."

Cooking oil - from residential homes, apartments and condos - is now accepted as household hazardous waste at Drop-off Depots and Community Environment Days. (Please note the drop-off hours for household hazardous waste are different from the general operating hours.)  Cooking oil should delivered in a sealed container labelled "Used cooking oil."

Cooking oil should never be poured down the sink, drain or toilet because it can negatively impact sewer pipes systems in your home and neighbourhood, causing sewer backups. Small amounts can go in the Green Bin if soaked up with a paper towel or frozen/hardened.

GTA Home Prices Up in July

TORONTO, August 3, 2012 -- Greater Toronto REALTORS® reported 7,570 sales in July 2012, representing a decline of 1.5 per cent compared to 7,683 sales reported in July 2011. The decline was most pronounced in the condominium apartment segment in the City of Toronto. Total sales in the rest of the Greater Toronto Area (GTA) were up compared to the same period last year.

"Very strong annual sales growth in the first half of 2012 and an earlier peak in sales this spring compared to 2011 help explain more moderate sales this summer. New mortgage lending guidelines and the additional upfront cost of the City of Toronto land transfer tax also prompted some households to put their buying decision on hold," said Toronto Real Estate Board (TREB) President Ann Hannah.

The average selling price in July 2012 was $476,947 - up by four per cent compared to July 2011. The MLS® Home Price Index (MLS® HPI)* composite index, which allows for an apples-to-apples comparison of benchmark home prices from one year to the next, was up by 7.1 per cent year-over-year.

"The GTA housing market became better-supplied in recent months. Buyers benefitted from more choice in the market place, resulting in less upward pressure on the average home price in July," said Jason Mercer, TREB's Senior Manager of Market Analysis.

"The mix of homes sold in July 2012 versus July 2011 also appears to have changed, further influencing the average selling price. This is evidenced by the different annual rates of growth between the overall average price and the MLS HPI®," continued Mercer.

Low-Rise Home Types Drive June Price Growth

TORONTO, July 5, 2012 – Greater Toronto REALTORS® reported 9,422 home sales through the TorontoMLS system in June 2012. The number of transactions was down by 5.4 per cent in comparison to June 2011. The year-over-year decline was largest in the City of Toronto, where sales were down by 13 per cent compared to June 2011. Sales in the rest of the Toronto Real Estate Board (TREB) market area were comparable to a year ago.

"Buyers continue to face the substantial upfront cost associated with the City of Toronto’s unfair Land Transfer Tax," said TREB President Ann Hannah. "Recent polling by TREB suggests that many households are considering home purchases outside of the City of Toronto to avoid paying the Land Transfer Tax. This goes a long way in explaining the disproportionate decline in sales in the City versus surrounding regions."

The average selling price in June was $508,622 – up by 7.3 per cent compared to June 2011. The mortgage payment associated with the average priced home in June, assuming five per cent down and a five-year fixed rate mortgage amortized over 25 years, would account for approximately 35 per cent of the average household’s income in the GTA after adding property tax and utility payments.

"According to new mortgage lending guidelines set out by Finance Minister Jim Flaherty, the GTA housing market remains affordable. The share of the average household’s income going toward major home ownership payments for the average priced home remains below the 39 per cent ceiling recently announced by Mr. Flaherty," said Jason Mercer, TREB’s Senior Manager of Market Analysis.

"The average household in the GTA continues to benefit from a considerable amount of flexibility to account for higher interest rates moving forward," continued Mercer.

Strong Sales and Price Growth in May

TORONTO, June 5, 2012 – Greater Toronto REALTORS® reported 10,850 transactions through the TorontoMLS system in May 2012 – an 11 per cent increase over the 9,766 sales in May 2011. Sales growth was strongest in the ‘905’ regions surrounding the City of Toronto.

"Sales growth in the ‘905’ area code was stronger than growth in the City of Toronto across all major home types. While lower average prices are certainly one factor that has contributed to this trend, recent polling also suggests that the City of Toronto’s land transfer tax has also prompted many households to look outside of the City for their ownership housing needs," said Toronto Real Estate Board (TREB) President Richard Silver.

New listings were up substantially on a year-over-year basis in May – rising by more than 20 per cent to 19,177.

The average price for May 2012 sales was $516,787, representing an annual increase of 6.5 per cent compared to $485,362 in May 2011. Price growth continued to be driven by the low-rise market segment.

"Strong competition between buyers seeking to purchase low-rise home types drove strong price growth in May. However, if new listings continue to grow at the pace they did in May for the remainder of 2012, the annual rate of price growth should begin to moderate on a sustained basis," said Jason Mercer, TREB’s Senior Manager of Market Analysis.

Edward Byford - Citizen of the Year!

A special update on the "Byfords in the UK"!

Richard Byford's brother has recently made headlines in his hometown of Rayleigh....

Rayleigh Town Council's annual town meeting rewarded adults & children as part of the Citizen of the Year celebrations. Edward Byford was given the top accolade of the night when he was named the Citizen of the Year.
As reported in The Echo newspaper, Mr. Byford helps disabled people learn woodwork at the Hadleigh Salvation Army Training Centre, collects polls and votes at election time and lends a hand with crowd and traffic control at Rayleigh's Christmas lights switch-on event.

He said he was pleasantly surprised to hear he had won the award. He added: "Over the years, I have been involved with the Chamber of Trade, the family fun day and Rayleigh in Bloom. I was shocked, surprised and delighted to hear I had won the award."

Market Remains Tight with Sales Up in April

May 3, 2012, TORONTO -- Greater Toronto REALTORS® reported 10,350 transactions through the TorontoMLS system in April 2012. This level of sales was 18 per cent higher than the 8,778 firm deals reported in April 2011. The strongest sales growth was reported in the single-detached market segment, with transactions of this home type up by 22 per cent compared to a year ago.

"Interest in single-detached homes has been very high, both in the City of Toronto and surrounding regions. Growth in single-detached listings has not kept up with demand, which means competition between buyers in this market segment increased. With this in mind, it was no surprise that the strongest annual price increase was also experienced in the single-detached segment," said Toronto Real Estate Board President, Richard Silver.

The average price for April 2012 transactions was $517,556 - up 8.5 per cent compared to April 2011. While price growth was strongest for single-detached homes, the better-supplied condominium apartment segment experienced a more moderate annual rate of price growth, at four per cent.

"Monthly mortgage payments remain affordable for home buyers in the Greater Toronto Area. While interest rates are generally expected to increase over the next two years, the extent and timing of rate hikes has been thrown into question by slower than expected economic growth in the first quarter of this year. On net, borrowing costs are expected to remain a positive factor influencing home sales through 2012," said Jason Mercer, TREB's Senior Manager of Market Analysis.

Places of worship are celebrated and respected as spiritual centres, but they also serve as community service centres, and often as enduring landmarks.

Leaside has seven places of worship, all actively engaged in mission and service. We will visit five churches from four Christian denominations which are located within walking distance of Bayview Avenue.

We will learn about the cultural heritage values and also the changing spiritual values, and how the changes affect and are affected by the ongoing life of the community.

TIME: Sunday May 6th 2012 1.30 - 4pm
START Location: St Augustine of Canterbury Church, 1847 Bayview Avenue (at Broadway Ave.). Two blocks north of Eglinton
