TREB Housing Market Charts - July 2014

Sales and Average Price Up Year-Over-Year in July

TORONTO, August 7, 2014 -- Toronto Real Estate Board President Paul Etherington reported strong year-over-year growth for July 2014 sales and the average selling price. Sales reported by TREB Members through the TorontoMLS system were up by 10 per cent to 9,198. This was the second-best July sales result on record.

“The second half of 2014 started where the first half left off, with very strong demand for the diversity of affordable home ownership options in the Greater Toronto Area. Sales were up strongly for most major home types and market conditions actually tightened, with sales growth outpacing listings growth. The result was average price growth well-above the rate of inflation,” said Mr. Etherington.

The average selling price for July 2014 sales was $550,700 – up by 7.5 per cent compared to July 2013. The strongest rate of price growth was reported for the detached market segment in the City of Toronto, with a year-over-year change of 11 per cent. The better-supplied condominium apartment segment experienced average price growth of 5.3 per cent for the GTA as a whole.

“Strong demand for ownership housing will underpin robust average price increases for the remainder of 2014. In fact, the pace of price growth that we have experienced over the past year will continue until growth in listings outpaces growth in sales for a sustained period of time,” said Jason Mercer, TREB’s Senior Manager of Market Analysis.

About "Davisville Village" Resident, Richard Malik:

Richard was born in Burlington Ontario in October of 1973. Shortly after turning four years old Richard received a diagnosis of autism. During his early years Richard was the recipient of enriched programming from many different sources. These interventions greatly enhanced the development of both his verbal communication and social skills.

Initially Richard took instruction in art with a group under the tutelage of Isabel Page. Later he took private lessons with her. For several years before Christmas with Isabel's guidance Richard would produce many personal hand-painted cards which he delighted in sending to family and friends.

Item NY34.94 - Refusal Report - Official Plan Amendment, Rental Housing Conversion under Municipal Code Chapter 667, and Draft Plan of Condominium Applications - 1477 Bayview Avenue

(July 21, 2014) Report from the Director, Community Planning, North York District

The City Planning Division recommends:

1.         City Council refuse Official Plan Amendment application 12 287930 NNY 26 OZ,  Residential Rental Demolition and Conversion application 12 288059 NNY 26 RH, and Draft Plan of Condominium Application 12 288046 NNY 26 CD.

2.         If the Official Plan Amendment and Draft Plan of Condominium applications are appealed to the Ontario Municipal Board, City Council direct the City Solicitor together with other appropriate City staff to appear before the Board in opposition to any appeals  filed in respect to these applications.

3.         City Council authorize and direct the appropriate City officials to take the necessary action to give effect thereto.

The Official Plan Amendment, Residential Rental Housing Conversion, and Draft Plan of Condominium applications propose to convert the existing 10 rental residential buildings containing 104 rental units into a condominium.

This report reviews and recommends refusal of these three applications, and seeks Council's direction for staff to appear at the Ontario Municipal Board should any appeals be filed on the Official Plan Amendment and Draft Plan of Condominium applications. The Residential Rental Housing Conversion application is not appealable to the Ontario Municipal Board. 

This report also sets out staff's comments on the applications and discusses the results of the public consultation.
